Driving $4 billion in property sales: How Danny Han steered VICPROP to “grow beyond its founder”

VICPROP founder Danny Han, who manages over $2 billion in assets, is a natural self-starter. “I grew up in a commercial family where mum and dad ran their own business,” Han says. “I preferred work to university and saw it as a better place to develop entrepreneurs.”
Throughout his teenage years, Han worked as a stocker and a sales clerk, and after high school as a waiter and bartender. He clocked in early and took any job he could get. The self-confessed car lover said he would have been a mechanic if he were better with his hands.
Han’s true calling came at 19 when he saw a friend driving a luxury sports car. After learning his friend bought the Mitsubishi Evo through a real estate role, Han printed dozens of resumes the next day. Two weeks later, he had a job at a local real estate agency in Bundoora.

“For people like me in real estate, we are always going to promote people to buy real estate,” says Han, who found the work rewarding. Yet he noticed a disconnect between the properties people needed and what agents were pushing.
“The idea behind VICPROP was simple but ambitious,” says Han, who created the name as a portmanteau of Victoria and Property. “I wanted to build a brand clients associate with guidance rather than sales pressure.”
Seven years after starting in property, Han opened his first VICPROP office on Queens Street in Melbourne. The company has expanded into a 14-office network offering residential and commercial sales and leasing, and project sales and marketing services.
“Real estate, to me, was never just about property,” says Han. “It was about people, trust, and life decisions. This industry is like a marathon.”
As a result, VICPROP has positioned itself as a go-to for developers, investors, and affluent clients. Each office is led by directors with strong local track records and follows group-level brand governance.
“That consistency over time became our strongest marketing tool,” says Han. “Growth wasn’t explosive but stable, and stability builds confidence.”
Han acknowledges early hurdles in establishing credibility but says the company remained patient because he understood the weight of the decisions.
“Clients make decisions involving significant financial and emotional investments,” says Han. “They don’t choose lightly. What helped me navigate those challenges was clarity of principle.”
VICPROP’s disciplined growth and operating model have been recognised industry-wide, including being named as a finalist for REB Major Independent of the Year (4+ offices), and a finalist in the HKABA Victoria Business Awards 2024 and won national HR award – Attraction Business of the Year. VICPROP has now exceeded $4 billion in total property sales.

As the company has grown, Han is proud that his contributions have been minimised while others’ have risen, with 100-plus staff now employed.
One unique feature Han has installed is the ownership model within the group, with many of the company’s directors becoming shareholders in multiple offices, in some cases up to five, with Han being a shareholder in all offices. This fosters a unique ‘collective’ mindset, which VICPROP thrives on.
“Like many founders, I initially tried to stay involved in everything,” says Han. “But sustainable growth required delegation, structure, and leadership development. That transition reshaped how I view entrepreneurship. A business cannot rely on one individual. It must be built to function, adapt, and grow beyond its founder.”
It ensures that clients are backed by the collective strength of VICPROP, where Han has assembled a hard-working team that shares his relentless mindset from when he started out.
