Beyond the post code: How AReal Property’s Jimmy Lim is building ‘clients for life’

Jimmy Lim’s path to founding a dynamic Melbourne-based real estate business spanning over 4,000 properties included a crucial point where he had to ask one deep, fundamental question.

When Jimmy Lim graduated from Melbourne’s Monash University in 2008, he plunged straight into one of the worst hiring pools in recent history. The Global Financial Crisis had engulfed the US, peaking with the Lehman Brothers bankruptcy later that year. While Australia avoided the worst of the fallout, the local market still suffered.

According to the Australian Bureau of Statistics, unemployment rose by two percentage points to nearly 6%, and the dollar eventually plummeted by 30% from its early 2008 high. At that time, roles in the industry Jimmy had studied were nonexistent.

It forced Jimmy to rethink his career, prioritising passion over immediate financial reward, and to ask an interesting question: “What would I genuinely enjoy doing even if I wasn’t being paid to do it?” The answer led him to real estate, and specifically the client-facing side, where he began at the bottom rung.

“I started as a personal assistant to a senior agent and worked closely with buyers,” says Jimmy. “Within two years, I became the group’s number-one buyer-focused agent.”

Jimmy’s passion was developing close-knit relationships with his clients. However, as they moved further out from Melbourne’s CBD or to another city entirely, he hit a consistent roadblock.

“I loved helping people buy and sell their most important assets, but I discovered a frustration,” Jimmy says. “After earning a client’s trust, I could no longer help them if they moved outside my service area. The relationship hadn’t changed, but the postcode had.”

This realisation led Jimmy to found AReal Property in 2019, an independent agency built for decades-long connections rather than one-off deals. Today, AReal Property’s 87 professionals operate across six offices, managing more than 4,000 properties and 350 sales each year.

To support this scale, the agency relies on a highly experienced, multilingual team backed by smart technology. AReal Property has also expanded its footprint with a specialist project sales division dedicated to marketing new residential developments.

As the business expands, Jimmy wants to ensure every client still feels deeply valued. This mindset keeps AReal Property connected to the same ideals Jimmy started his career with.

“I want to demonstrate that a large real estate organisation can still care about the smallest details,” says Jimmy.

How is AReal Property differentiating itself from traditional real estate models?

Real estate is often viewed as transactional. A sale might take a few months, but a client relationship can last much longer.

AReal Property is one of Australia’s larger independent real estate groups, and we are deliberately building differently from the traditional franchise or membership model. Our ambition isn’t simply to put more offices or signs on the map. We want to build clients for life.

Property management remains at the heart of AReal Property. We manage over $3.2 billion in residential property value. We have accumulated more than 3,000 Google reviews, with an average rating of 4.8 stars.

Those numbers aren’t simply measures of scale. They represent clients trusting us with some of their most important assets.

As AReal Property goes from strength to strength, what milestones motivate you to keep elevating the standard of property management?

What drives me now is the opportunity to build a business that earns the trust of property owners across Australia.

National recognition is part of that ambition, but you can’t manufacture it. It has to be earned through consistent service, strong results and the way we look after people.

One of my greatest achievements would be for a landlord to say, “Thank you, Jimmy, for building a company that genuinely looks after our property.”

For me, the real test isn’t what happens when I’m personally involved. It’s what happens in thousands of interactions when I’m not there: a returned phone call, an owner kept informed, or a maintenance problem handled properly.

If we can make that standard part of AReal Property’s culture rather than dependent on any one individual, we will have built something meaningful.

What have you learned about successfully growing AReal Property, and have you made any business decisions you regret?

One of my biggest mistakes was trying to expand too quickly.

We acquired a business believing it would accelerate our growth, but it became clear we couldn’t manage and control it as we needed to. We lost time and money before making the difficult decision to exit and refocus.

It taught me that you can acquire revenue, offices and market share, but you cannot automatically acquire alignment.

National growth requires consistency in how we operate, how we treat clients and what our people believe the brand represents. These days, I would rather grow deliberately than pursue growth for its own sake.

What’s the boldest goal you’ve set yourself for the next five years?

Our goal is to establish AReal Property as one of Australia’s most recognised independent real estate groups, specialising in property management and residential sales.

We intend to expand into Sydney and Brisbane, but success won’t be measured by office numbers alone. The challenge is proving that an independent agency can achieve national scale while maintaining a consistent service standard.

I want the same standard of care to follow our clients wherever they go.

Ultimately, how do you want clients and the broader industry to think of the AReal Property brand?

My ambition is simple: when Australians think about property management, I want AReal Property to be one of the first names that come to mind. Not simply because we became large, but because people trust the name.

Ultimately, I don’t just want to build a large real estate company. I want to build one that people remember for how it treated them.
