From Broadbeach waterfronts to Canberra character homes, we break down the 10 biggest disclosed property sales across the country – and the prestige deals that never made a price public.

From beachside apartments on the Gold Coast to modernist trophy homes in inner Melbourne, the buyers behind Australia’s most expensive property sales cast a wide net over the past month.

Queensland led the disclosed sales, claiming four of the top 10, headlined by a $10.479 million riverfront home in Broadbeach Waters. City Beach in Perth was unusually active, trading three luxury homes in four weeks.

Sydney’s prestige suburbs were absent from the disclosed list, but the undisclosed data tells a different story – Vaucluse and Bondi featured heavily, alongside Kew in Melbourne.

Here are the top 10 most expensive disclosed property sales for June and July 2026, sourced from Realestate.com.au exclusively for Forbes Australia.

Price: $10.479 million

Standout feature: Positioned on one of the widest expanses of the Main River in Broadbeach, this five-bedroom residence takes up a sizeable 1,592 square-metre block and is one of the Gold Coast’s most fashionable addresses.

How is the luxury property market performing?

Realestate.com.au senior economic analyst, Megan Lieu, tells Forbes Australia that the luxury market is often a bellwether for the rest of the property market. 

“The top end of the market has seen weaker growth compared to the lower end, over the past quarter and year respectively,” says Lieu. “These markets tend to react first when sentiment shifts, like it has done in recent months.”

Nevertheless, scarcity of top-end homes works in this market segment’s favour.

“Limited supply in these premium markets means that well-located properties with highly desirable traits continue to be in high demand,” adds Lieu.
